WHAT’S NOT INCLUDED:

Foundation:

The foundation is not included in the pricing.

For every project, the type of foundation selected may vary, depending on ground conditions or the customer’s requirements. This property can be constructed with one of two foundation types: ground screw foundation or concrete base. All our garden rooms are priced for a concrete base foundation. This means the project includes SIP walls and a roof, and the floor will be insulated with 50mm XPS insulation.

For the ground screw foundation, XPS insulation will not be included. Instead, 174mm SIP panels will be added to the cost.

Please email us, we would be delighted to recommend the appropriate type of foundation and provide you with a detailed pricing.

Electric Installation:

Electrical installation is not included in the pricing. We recommend engaging a local installer, but if needed, we can provide a quote for your convenience.

Heating and Plumbing:

Heating and plumbing services are not included. Customise your garden room further by choosing local professionals for these installations or contact us for a quote.

Delivery & Assembly

We are pleased to offer convenient delivery and assembly services for our garden rooms. For customers located in the following counties, the delivery and assembly fees are already included in the total price: Cavan, Monaghan, Meath, Louth, Longford, and Dublin. This means you can enjoy a hassle-free experience, with our professional team taking care of everything from transportation to assembly at no additional cost.

For customers in counties outside the aforementioned areas, we still provide assembly and delivery services. However, the fees for these services may vary depending on your location. To receive an accurate quote and to discuss the logistics for your specific area, please don’t hesitate to reach out to us via email.
