Modular Homes in Ireland by Future Gaff

Modern Living. Built to Last.

Have you ever dreamed of living in a modern, eco-friendly home? Designed for durability, comfort, and energy efficiency, modular homes are built to serve for 50 years or more, with many lasting even longer when properly maintained. At Future Gaff, we deliver high-quality modular homes that meet all Irish building requirements and are designed to perform in our climate.

What Is a Modular Home?

A modular premade home is a permanent, fully compliant dwelling built off-site in carefully manufactured sections (modules) and assembled at your chosen location. Sometimes called prefab homes, modular houses are often confused with flat pack homes. While all three are forms of off-site construction, they differ in how they’re delivered and assembled:

  • Modular homes. Built in factory modules and assembled on-site.
  • Pre fab homes. A broad term covering any pre-manufactured structure.
  • Flat pack homes. Delivered in pre-cut parts and put together on-site, like a giant jigsaw puzzle.

Why Choose a Modular Home Solution in Ireland?

Quality

Modular homes are built to the same building codes and standards as traditional brick houses, and are subject to rigorous quality control measures in the factory. This can result in a higher level of quality and consistency than traditional brick houses.

Sustainability

Modular homes can be more sustainable than traditional brick houses, as they are often built with energy-efficient materials and designs. Additionally, the factory setting can result in less waste and fewer emissions than on-site construction.

Time And Cost

One of the primary benefits of modular homes is that they can be less expensive to build than traditional houses. Since they are constructed in a factory with standardised materials and processes, this can result in lower labor costs and fewer delays.

Save Time and Money

Factory construction significantly shortens the build timeline and reduces labour costs. Weather delays? Not an issue. With Future Gaff, your dream home is delivered faster and with predictable expenses.

Sustainable by Design

Modular homes produce less construction waste and carbon emissions. At Future Gaff, we optimise every part of the process — from using computer-controlled cutting systems to eliminating the need for cranes. Our ground screw foundations are eco-friendly, reusable, and cause minimal disturbance to the land.

Built to Last

Our constructions are made to the same building standards as traditional brick houses, and every module is inspected for quality before it leaves the factory. That means consistent results and lasting durability.

Energy-Efficient Living Starts Here

Modular homes from Future Gaff are built for energy performance. We use SIP panels (Structural Insulated Panels) — a premium material known for exceptional thermal insulation and airtightness. These homes can achieve Passive House standards, meaning you’ll enjoy year-round comfort with minimal heating and cooling costs.

To ensure clean, healthy air without wasting heat, we install Prana Heat Recovery Ventilation Systems in all our homes. These units recover up to 95% of heat from outgoing air, keeping your space fresh, healthy, and energy-efficient.

And for windows and doors? We choose only the best — Veka triple-glazed uPVC systems from Germany, offering ultra-low U-values (as low as 0.7 W/m²K) and excellent soundproofing. More light, better insulation, lower bills.

Future Gaff prefabricate homes are usually built on ground screw foundations, a smart, sustainable alternative to concrete. They require no excavation, are fully removable, and dramatically reduce your carbon footprint.

Questions & Answers

Got questions about air recuperators? Our FAQ section covers everything from how they work to their benefits for energy efficiency and indoor air quality.

What is a modular home?
A modular home is built using prefab components or modules that are manufactured in a controlled factory environment, then transported and assembled on-site. This ensures faster build times, consistent quality, and excellent energy performance.
Do I need planning permission for a garden room or office?
In Ireland, garden rooms under 25m² generally don’t require planning permission if certain conditions are met, such as leaving at least 25m² of garden space remaining. Larger structures may require approval, and we can guide you through the process.
How long does it take to build a modular home or garden office?
Timelines vary depending on size and specification. A garden office can often be completed in a few weeks, while a modular home may take several months from design to handover — much faster than traditional construction.
Are modular buildings energy efficient?
Yes. We build with SIP panels, which provide excellent thermal insulation and airtightness. Combined with triple-glazed windows and heat recovery ventilation systems, our buildings are designed to minimise heating and cooling costs.
Can modular homes be customised?
Absolutely. You can choose layouts, window and door placements, exterior finishes, and interior specifications. Every project is tailored to your needs and budget.
What kind of foundation is required?
Depending on the project, we can use either concrete foundations or eco-friendly ground screws. Both provide stable, long-lasting support for your building, and we’ll advise on the best option for your site.
Are modular homes durable?
Yes. Our builds meet the same standards as traditional brick or timber-frame houses. With proper care, they are built to last for decades, offering consistent quality and long-term value.
